Located along the Los Angeles River in Los Angeles, the Riveredge Master Planning project reimagines more than 31 acres of decommissioned railyards as a dynamic mixed-use neighborhood centered around connectivity, community investment, and riverfront revitalization. Commissioned by Muruello Maddux, LLP, the project is currently in the conceptual planning and design phase, representing an early vision for a transformative urban district that reconnects the city to its historic relationship with the river.
Inspired by the broader goals of the Los Angeles River Revitalization Master Plan, Riveredge seeks to reposition the river as an active civic and cultural asset within the urban fabric of Los Angeles. The development introduces a carefully integrated mix of residential, commercial, educational, and public spaces designed to create a vibrant, walkable environment that supports both existing communities and future growth.
The master plan incorporates a diverse range of residential typologies, including affordable and market rate housing, creating opportunities for a broad demographic of residents to live within the neighborhood. Retail and office components are strategically woven throughout the district to encourage daily activity, support local businesses, and establish a balanced mixed-use environment that remains active throughout the day and evening.
At the heart of the project is a strong commitment to civic infrastructure and community engagement. A proposed 2,100-seat high school serves as a central anchor within the development, envisioned not only as an educational facility but also as a social and community resource for adjacent underserved neighborhoods. Additional public amenities and gathering spaces are integrated throughout the site to foster interaction, accessibility, and long-term neighborhood investment.
A carefully structured street network strengthens pedestrian connectivity and draws movement toward the riverfront, linking the development to future recreational opportunities and the planned greenbelt along the river corridor. Along the water’s edge, a landscaped esplanade creates a continuous public promenade designed to celebrate and restore the city’s connection to the river through open space, recreation, and public access.
With its proximity to regional commuter rail infrastructure, Riveredge promotes a transit-oriented approach that prioritizes walkability and reduces dependence on the automobile. Sustainable planning strategies, integrated open space, and mixed-use density work together to establish a forward-thinking model for urban infill development and riverfront revitalization in Los Angeles.
More than a redevelopment project, Riveredge represents a long-term vision for reconnecting communities, restoring urban relationships to natural infrastructure, and shaping a new chapter in the evolution of Los Angeles riverfront living.
