Developed for Coalition for Responsible Community Development (CRCD), Marcella Gardens Mixed Use Development is a major affordable housing initiative designed to expand access to stable, supportive living environments in Los Angeles, completed in Spring 2025.
Designed as a four-story residential development, the project will provide 60 affordable housing units dedicated to serving low-income residents, including individuals and families experiencing homelessness. Approximately half of the residences are planned as permanent supportive housing, with a focus on homeless youth and families who benefit from access to both stable housing and integrated support services. Through this approach, the development seeks to create not only shelter, but long-term pathways toward stability, independence, and community reintegration.
The project includes approximately 44,760 square feet of residential space, carefully planned to maximize efficiency, comfort, and access to natural light. The architectural and construction strategy emphasizes durability and long-term performance through a hybrid structural system. The ground floor utilizes Type I construction with concrete, concrete masonry units, and steel stud framing to establish a resilient foundation, while the upper residential levels are constructed using Type V(A) wood framing with one-hour rated assemblies. This combination balances safety, sustainability, and construction efficiency while supporting the project’s broader affordability goals.
Situated along a major public transportation corridor, Marcella Gardens embraces a transit-oriented approach that connects residents to employment centers, educational opportunities, healthcare services, and neighborhood amenities throughout Los Angeles. Its location within Los Angeles City Council District 9 and the Los Angeles County Second Supervisorial District further reinforces its integration into an extensive network of community resources and support systems.
Beyond its physical form, the development reflects a broader commitment to socially responsible and community-centered design. By combining supportive housing, resilient construction, and strategic urban connectivity, Marcella Gardens aims to strengthen the surrounding neighborhood while creating a dignified and stable environment for the individuals and families who will call it home. The project stands as a meaningful example of how affordable housing can contribute to long-term resilience, equity, and opportunity within the evolving urban fabric of South Los Angeles.
