Los Girasoles Affordable Multi-Family Housing

    About

    Completed in 2003 by East LA Community Corporation, Los Girasoles Affordable Multi-Family Housing demonstrates how thoughtful planning and community-centered design can transform a compact urban site into a vibrant residential environment. Located in East Los Angeles, the project was developed on a constrained 0.36-acre parcel with a construction budget of $2 million, balancing affordability, livability, and long-term sustainability within a highly efficient footprint.


    The development consists of 11 affordable residential units configured as one, two, three, and four bedroom townhomes ranging from approximately 600 to 1,400 square feet. Despite the limited size of the site, the design prioritizes openness, natural light, and a sense of individuality for each residence. Many of the homes include direct access to private garages, reinforcing convenience, privacy, and a stronger sense of ownership for residents and families.


    Central to the project is a collection of shared community amenities designed to encourage interaction, support, and everyday connection. A community room, computer lab, and common laundry facilities provide spaces for gathering, learning, and informal social engagement, extending the role of the development beyond housing alone. These communal spaces help foster relationships among residents while strengthening ties to the surrounding neighborhood.


    The project also incorporates artistic and environmental elements that contribute to its distinct identity. Functional building components were reimagined as public artwork through collaboration with a local artist, transforming ordinary infrastructure into expressive design features that enrich the visual character of the community. A landscaped central courtyard provides additional outdoor space for recreation and informal gathering, offering residents moments of relief and connection within the dense urban setting.


    Sustainability played an important role in the project’s development, with the building achieving energy performance levels significantly exceeding California Title 24 requirements. Through its integration of efficient planning, community-focused amenities, public art, and environmental responsibility, Los Girasoles reflects a broader commitment to creating affordable housing that is not only functional, but dignified, engaging, and deeply connected to the people it serves.
